Description

  • Drive deal origination by expanding and maintaining relationships with borrowers, lenders, investors, sponsors, and intermediaries.
  • Manage the full sales and execution cycle from first call through closing.
  • Lead debt and equity placement, including lender sourcing, capital stack structuring, underwriting, and negotiation of term sheets.
  • Prepare marketing collateral and transaction materials to support capital raising and execution.
  • Communicate with clients and investors throughout the transaction process.
  • Provide CRE capital markets guidance using market insights, lender criteria, and transaction experience.
  • Coordinate and manage all parties involved in transactions through closing.
  • Use technology, workflow automation, and data-driven tools to improve screening, packaging, and execution.
  • Maintain a repeatable book of institutional-grade business and support high transaction volume.

Requirements

  • Bachelor’s degree in Finance, Business, Accounting, or equivalent practical experience.
  • 2+ years of experience in commercial real estate capital markets on the debt side.
  • Proven track record closing institutional-level transactions, including individual deal sizes of $10M+ and annual volume of $20M+.
  • Fluency in capital stack structuring, term sheet negotiation, underwriting, and lender program criteria.
  • Ability to lead capital strategy end to end, including lender sourcing, structuring, packaging, negotiation, and closing.
  • Experience building a capital markets organization or book of business from scratch is preferred.
  • Experience with automated workflow platforms or data-driven deal screening tools is preferred.
  • Experience raising programmatic capital or creating lender products is preferred.

Benefits

  • Commission-based compensation with no base salary.
  • Typical annualized earnings range of $138,000 to $220,000 across US locations, with higher earnings possible for top performers.
  • Independent contractor position.
