Description

  • Build and maintain operating budgets, long-term forecasts, and project development budgets.
  • Own monthly and quarterly rolling re-forecast processes and reconcile changes between versions.
  • Prepare corporate, entity-level, project, and capital funding cash flow forecasts.
  • Develop project, fund, and operating company models, including distribution waterfalls and carried interest calculations.
  • Underwrite acquisition and development opportunities and prepare investment committee materials.
  • Perform sensitivity, scenario, and stress-test analyses across costs, rents, lease-up timing, interest rates, and exit assumptions.
  • Model debt and capital structure alternatives, including loan sizing, refinancing, and covenant metrics.
  • Produce monthly and quarterly reporting packages, variance analyses, and executive commentary.
  • Track job costs and committed, incurred, and remaining budgets with accounting and development teams.
  • Build data infrastructure, optimize database queries, and automate recurring reporting using Azure, Power Query, Power BI, Python, or comparable tools.
  • Maintain data quality by reconciling reporting data to the general ledger and documenting sources and logic.
  • Collaborate with accounting, development, construction, and asset management teams while supporting lender and investor requests.

Requirements

  • 4–8+ years of progressive experience in FP&A, investment banking, private equity, real estate investment, or corporate finance; real estate development or multifamily experience is strongly preferred.
  • Advanced Excel skills, including complex multi-entity models, scenario and sensitivity analysis, waterfalls, and return calculations.
  • Advanced data analytics and database management skills, including strong SQL and Azure experience.
  • Hands-on experience with Power BI, Power Query, Tableau, Python, or comparable BI and automation tools.
  • Working knowledge of U.S. GAAP and real estate accounting, including job cost accounting, capitalization, consolidations, and fund structures.
  • Familiarity with multi-entity structures, joint ventures, distribution waterfalls, and investor allocations.
  • Excellent written and verbal English communication skills, with the ability to present clear recommendations to executives and investors.
  • Strong attention to detail, intellectual curiosity, and sound judgment when reviewing financial data.
  • Ability to manage multiple priorities and meet deadlines in a fast-paced, entrepreneurial environment.
  • Master’s degree or MBA from a top-tier institution and CFA charter preferred.
  • Experience with Intuit Enterprise Suite, Bill.com, or comparable accounting and accounts payable platforms preferred.
  • Must be based in Mexico City.
