Description

  • Build and maintain annual operating budgets, long-term forecasts, and project development budgets.
  • Own monthly and quarterly rolling reforecasts and reconcile updates against prior versions.
  • Prepare consolidated and entity-level cash flow forecasts, including 13-week corporate cash forecasts, long-range forecasts, and capital funding schedules.
  • Develop project-level development and operating pro formas, fund models with distribution waterfalls and carried interest calculations, and operating-company models.
  • Underwrite acquisition and development opportunities and prepare investment committee analyses and supporting schedules.
  • Perform sensitivity, scenario, and stress-test analyses for project costs, rents, lease-up, interest rates, and exit assumptions.
  • Model debt and capital-structure alternatives, including construction financing, refinancing, and covenant metrics.
  • Produce monthly and quarterly reporting packages, variance analyses, and recommendations for leadership and investors.
  • Track job costs and budget status in partnership with accounting and development teams.
  • Build FP&A data infrastructure, automate recurring reporting, reconcile data to the general ledger, and support lender and investor requests.

Requirements

  • Must be based exclusively in Mexico City.
  • 4–8+ years of progressive experience in FP&A, investment banking, private equity, real estate investment, or corporate finance.
  • Experience with real estate development or multifamily assets strongly preferred.
  • Advanced Excel skills, including building complex multi-entity models, scenario analysis, sensitivity analysis, and waterfall and return calculations.
  • Advanced data analytics and database management skills, including SQL and Azure experience.
  • Hands-on experience with BI and automation tools such as Power BI, Power Query, Tableau, or Python.
  • Working knowledge of US GAAP and real estate accounting, including job costing, capitalization, consolidations, and fund structures.
  • Familiarity with multi-entity structures, joint ventures, distribution waterfalls, and investor allocations.
  • Excellent written and verbal English communication skills for presenting recommendations to executives and investors.
  • Master's degree or MBA from a top-tier institution, CFA charter, and experience with Intuit Enterprise Suite or bill.com are preferred.
