Description

  • Execute large, strategic transactions aligned with ShipBob’s operational and commercial needs.
  • Build and refine detailed cost and profit models from engineering designs and process-level staffing needs.
  • Partner with Pricing, Forecasting, Operations, and other cross-functional teams to monitor and maintain operator profitability.
  • Execute strategic real estate transactions using novel economic structures tailored to ShipBob’s business needs.
  • Design and champion creative economic frameworks such as performance-based incentives, flexible lease structures, and revenue-sharing arrangements.
  • Work with Legal, Finance, and Operations to structure partner agreements that protect ShipBob’s interests and support operational excellence.
  • Collaborate with Topology, Engineering, and Forecasting to ensure real estate decisions align with operational requirements and long-term network strategy.
  • Support international network development efforts as ShipBob expands globally.
  • Take ownership of additional duties and responsibilities as needed.

Requirements

  • 7+ years of experience in commercial real estate, with a focus on large-scale industrial, warehouse, or logistics properties.
  • Track record of leading transactions involving sites of 100,000 to 1M+ sq ft.
  • Deep fluency with market intelligence platforms such as CoStar and LoopNet.
  • Ability to independently source buy-side market data, interpret regional pricing trends, and set market-rate benchmarks.
  • Experience converting engineering and process inputs into cost and investment insights.
  • Experience applying payback, NPV, and ROIC analyses to real capital and operating decisions.
  • Experience negotiating industrial lease agreements and CapEx commitments with and without broker representation.
  • Strong understanding of lease terms, including tenant improvement structures, capital improvement terms, and free rent periods.
  • Experience structuring creative economic terms, including third-party capital arrangements, performance-based incentives, and revenue-sharing mechanisms.
  • Sound understanding of operator profitability drivers in logistics and fulfillment environments; exposure to large-scale 3PLs such as GXO Logistics, Ryder Systems, CEVA Logistics, or NFI Industries is a plus.
  • Comfort operating in both domestic U.S. and international real estate contexts.
  • Track record of owning large, strategic transactions in ambiguous or fast-moving environments.
  • Excellent written and verbal communication skills with the ability to present work and recommendations to senior leadership and cross-functional stakeholders.

  • Competitive base salary of $148,800 to $198,400, with a full base pay range of $148,800 to $248,000.
