Description

  • Answer inbound calls from property owners responding to direct marketing campaigns and other lead sources.
  • Conduct structured qualification conversations to assess seller motivation, timeline, property condition, and pricing expectations.
  • Build rapport and trust with homeowners while uncovering their circumstances and goals.
  • Evaluate properties over the phone, including repair needs, estimated after-repair value, and overall investment potential.
  • Present cash offers within company-approved acquisition guidelines and negotiate favorable terms.
  • Handle objections professionally and guide sellers through the decision-making process.
  • Maintain consistent follow-up with leads that do not convert immediately.
  • Update CRM records accurately and keep complete documentation of all interactions and pipeline activity.
  • Secure signed purchase agreements from qualified sellers.
  • Coordinate with acquisitions, underwriting, and disposition teams to ensure smooth handoffs and deal conversion.

Requirements

  • Previous experience in real estate wholesaling, acquisitions, FSBO transactions, subject-to deals, or distressed property sales.
  • Proven track record of getting motivated sellers under contract.
  • Strong phone sales, rapport-building, and objection-handling skills.
  • Experience negotiating real estate transactions and purchase agreements.
  • Familiarity with ARV calculations, repair estimates, and wholesale deal analysis.
  • Experience using CRM systems and managing sales pipelines.
  • Excellent verbal and written English communication skills.
  • Strong organizational skills and attention to detail.
  • Self-motivated with the ability to work independently in a remote environment.
  • Experience working with U.S.-based real estate investors or wholesaling companies is preferred.
  • Familiarity with foreclosure, probate, tax delinquent, and distressed property lead types is preferred.
  • Experience using Podio, GoHighLevel, Salesforce, or similar CRM platforms is preferred.
  • Knowledge of creative financing strategies, including Subject-To transactions, is preferred.
  • Track record of consistently exceeding acquisition, contract, or sales goals is preferred.
