Description

  • Develop location strategy and identify, define, and pursue new site selection projects.
  • Lead the site selection process end to end, track progress, manage risks, and keep stakeholders accountable.
  • Manage communications with landowners, utilities, government officials, consultants, vendors, legal counsel, executives, and customers.
  • Direct engineering consultants through technical due diligence and translate study results into commercial risk mitigation strategies.
  • Negotiate letters of intent, land purchase agreements, incentive packages, and infrastructure and supply agreements.
  • Assess rezoning, permitting, and other entitlement requirements and coordinate related work with internal and external partners.
  • Evaluate tax and economic development incentives and negotiate packages with government officials.
  • Gather financial metrics, build financial models, and support customer and investor analysis.
  • Prepare project summaries and strategy presentations for executives, investors, and customers.
  • Help develop repeatable processes, standards, and tools for site selection, acquisitions, and contracting.

Requirements

  • 8+ years of experience in site selection, project management, data centers, renewable energy, real estate, or other large infrastructure or capital projects.
  • Advanced degree or practical experience in Business/Finance, Real Estate, Engineering, or Law preferred.
  • Experience leading complex projects with large cross-functional teams, including internal staff, consultants, vendors, government officials, and external stakeholders.
  • Ability to work independently, think creatively, and deliver results with limited direction.
  • Strong negotiation skills.
  • Strong written and verbal communication skills.
  • Strong organizational and project management skills.
  • Detail-oriented.
  • Proficiency in MS Word, Excel, and PowerPoint.
  • Ability and willingness to travel up to 50% of the time.
  • Experience with site selection, technical due diligence, financial modeling, negotiations and acquisitions, and/or site development and construction preferred.
  • Experience managing relationships with governments, utilities, potential suppliers, and other stakeholders preferred.
  • Experience with industrial utilities, including power and water/wastewater infrastructure, utility upgrades and interconnections, utility supply agreements, or clean energy initiatives preferred.
  • Experience with financial modeling methods such as project pro formas, TCO, IRR, and NPV preferred.
  • Comfort communicating commercial, market, and contractual details to executives preferred.
