Description

  • Monitor the Austin-area MLS daily to identify properties within the buy box and track price reductions and market trends.
  • Review inbound opportunities from agents, wholesalers, and on-market or off-market sources and classify them as Pass, Keep, or Escalate.
  • Gather property, comparable, rental, and market data, identify missing information, and build or update deal pro formas.
  • Calculate MAO, cash-on-cash return, and evaluate multiple exit strategies including flip, BRRRR hold, ADU/DADU, and condo sale.
  • Continuously update underwriting as new information becomes available and present clear investment recommendations with supporting rationale.
  • Coordinate underwriting workflows once a deal shows potential, including walkthroughs, inspections, and property condition reviews.
  • Collect, verify, and organize photos, videos, reports, and other materials into complete deal packages for ownership review.
  • Maintain clean, version-controlled tracking systems and deal files across Google Sheets, Smartsheet, Dropbox, Google Drive, MLS, and related tools.
  • Serve as the first point of contact for inbound deals while maintaining professional communication with agents, wholesalers, and internal teams.
  • Surface opportunities proactively and drive deals from lead intake through final analysis with minimal direction.

Requirements

  • 3+ years of hands-on US real estate underwriting experience with single-family and small multifamily value-add deals.
  • Proven ability to make independent Pass/Keep/Escalate recommendations.
  • Deep understanding of ARV analysis, comps, investor buy boxes, pro formas, and deal math.
  • Advanced proficiency with Google Sheets or Excel.
  • Strong understanding of US residential real estate financing structures and terminology.
  • Ability to identify missing data, flag non-viable deals, and manage deals independently from lead to final analysis.
  • Comfortable communicating on video calls for a fully remote role.
  • Based in the Philippines and able to work full-time in the PH time zone.
  • Experience with MLS, Google Sheets, Smartsheet, Dropbox, Google Drive, Zillow, Redfin, and county records, or similar research tools.
  • Preferred: applications with an introduction video attached will be prioritized.
