Description

  • Reconcile bank accounts for each property on a weekly basis and identify discrepancies.
  • Perform variance analysis and resolve reconciliation issues independently.
  • Reconcile credit card transactions and categorize property-related expenses accurately.
  • Track tenant payments, deposits, and ledger activity, including monthly audits for misapplied or missing payments.
  • Process vendor invoices, schedule payments, and monitor accounts payable and aging accounts receivable.
  • Follow up on delinquent tenants and provide clear, actionable reporting.
  • Maintain separate property ledgers and produce consolidated accounting reports.
  • Track capital expenditures versus routine maintenance and resolve integration errors between Buildium and QuickBooks.
  • Prepare property-level profit and loss statements, cash flow projections, and management-ready financial packages.
  • Provide supporting documentation for tax preparation and handle occasional administrative or reporting tasks.

Requirements

  • Proven bookkeeping experience in multi-property environments.
  • Advanced proficiency in QuickBooks and Buildium, or similar property management software.
  • Ability to work independently, prioritize tasks, and make decisions without daily direction.
  • Strong analytical skills with the ability to detect, investigate, and resolve discrepancies accurately.
  • Excellent written and verbal communication skills for asynchronous reporting.
  • High attention to detail, with no tolerance for reconciliation or reporting mistakes.
  • Advanced experience with Microsoft Excel.
  • Familiarity with Google Sheets, Google Drive, Gmail, and Adobe PDF.
  • Ability to work part-time in Philippine time zone aligned to US business hours.
