Description

  • Respond to resident maintenance requests in a timely, professional manner and deliver high-quality customer service.
  • Plan, organize, and direct maintenance personnel, work orders, make-ready activities, and the 24/7 emergency maintenance schedule.
  • Train, support, and mentor maintenance technicians as a working supervisor.
  • Assist with maintenance projects, repairs, and community activities.
  • Process maintenance orders, manage inventory control, and forecast expenses within budget guidelines.
  • Help create and implement a preventative maintenance plan and perform regular property inspections.
  • Monitor compliance with company SOPs, federal and state regulations, safety policies, and environmental procedures.
  • Solicit and evaluate maintenance contract proposals.
  • Perform maintenance and repair work to support physical operations and asset preservation.

Requirements

  • High school education or equivalent level of competence in English and mathematics; technical school training strongly preferred.
  • Minimum 6 years of experience in multi-family housing maintenance or a similar industry.
  • At least 1 year of supervisory or coordination experience.
  • Certification or comparable experience in four or more trades, such as plumbing, electrical, appliance repair, carpentry, masonry, HVAC, or building construction.
  • Expert-level knowledge and use of tools and equipment for the relevant trades.
  • EPA Type I and II certification, plus basic training for LBP and mold.
  • Knowledge of OSHA regulations.
  • Strong interpersonal skills, leadership ability, conflict resolution skills, and staff development skills.
  • Proven success in budgeting and expense control, with ability to oversee capital improvement projects up to $10,000.
  • Computer proficiency with word processing, Excel, and database applications; familiarity with Entrata or Yardi is a plus.
  • Must provide and maintain basic hand and power tools.
  • May be required to wear a respirator after passing a medical exam and fit test.
  • Valid driver’s license required.
  • Use of personal vehicle required with mileage reimbursement.
