Description

  • Oversee the full operations of an affordable housing portfolio, including personnel, leasing, maintenance, administration, and risk management.
  • Ensure compliance with Equal Housing Opportunity, Affirmative Fair Housing, LIHTC, Section 8, regulatory, funding, contract, and reporting requirements.
  • Monitor LIHTC applications and annual recertification processes, conduct file reviews and physical inspections, and interact with regulatory agencies.
  • Recruit, hire, train, coach, counsel, and develop on-site staff while addressing performance issues and maintaining policy compliance.
  • Approve timesheets, salary requests, counseling statements, and written evaluations for site and regional review.
  • Develop operating budgets and forecasts, manage cost control efforts, and evaluate income and expense variances against budget.
  • Monitor rent collections, deposits, vendor invoices, contracts, and project closeout to ensure accurate financial reporting.
  • Create marketing plans and leasing strategies to drive rentals, rent increases, and resident retention.
  • Handle resident concerns, support customer service standards, and ensure lease-up, move-ins, and documentation are completed accurately.
  • Oversee property appearance, emergency response, service request turnaround, and maintenance and rehabilitation activities.

Requirements

  • Affordable housing experience, including LIHTC.
  • Prior experience as a Regional Manager.
  • High School Diploma or equivalent required; bachelor’s degree preferred.
  • Four years of experience in the housing industry, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required and ability to use on-site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Ability to travel 25%–50% of work time annually for property visits, conferences, training, or other business-related activities.
