Description

  • Research rental comps and support pricing decisions before listings go live or are adjusted.
  • Create, update, and monitor property listings across rental platforms and marketplaces.
  • Respond to tenant inquiries, send pre-screening forms, and coordinate showing schedules.
  • Review applications, coordinate background and credit checks, and organize applicant documentation for ownership review.
  • Coordinate lease preparation, e-signatures, move-in timelines, inspections, and onboarding documentation.
  • Track rent payments, send reminders, issue receipts, and flag overdue or discrepant balances.
  • Log, categorize, schedule, and follow through on maintenance and repair requests with vendors and tenants.
  • Manage lease renewals, move-out inspections, deposit deductions, and refund workflows.
  • Maintain accurate records and communication across CRM, email, WhatsApp, Google Workspace, and rental platforms.
  • Coordinate utility setup, transfers, cancellations, and account documentation during tenant transitions.

Requirements

  • Fluent Spanish communication skills, both verbal and written.
  • Prior hands-on property management operations experience is required.
  • Direct experience handling tenant communication.
  • Experience coordinating vendors, maintenance requests, and operational follow-through.
  • Ability to work across multiple platforms simultaneously without losing task visibility.
  • Ability to manage deadlines, follow-ups, and documentation independently.
  • Strong written communication and fast response times.
  • High attention to detail and record accuracy.
  • Comfort working in a fast-paced remote environment with US-aligned hours.
  • Ability to operate without daily step-by-step supervision.
  • Willingness to proactively escalate issues rather than wait for ownership to notice problems.
  • Ability to handle repetitive operational work consistently without quality dropping.
  • MLS experience is preferred but not required.
  • Comfort communicating on video calls.
  • Candidates without direct property management operations experience will not be considered.
