Description

  • Own repair performance from vacancy through Make Ready completion and throughout Homeward’s ownership of assigned properties.
  • Serve as the construction subject matter expert for repair scoping, pricing, complex repairs, vendor questions, and escalations.
  • Review and challenge repair scopes to ensure work is necessary, appropriately sized, and aligned with Homeward standards and ROI goals.
  • Negotiate vendor pricing, enforce pricing tables and NTE limits, and obtain competitive bids when appropriate.
  • Make timely field decisions to enable vendors to complete minor additional work without unnecessary return visits.
  • Lead Market Sale and emergency repairs, coordinating vendors, mitigation efforts, and stakeholder communications.
  • Manage property insurance claims, including loss documentation, adjuster and vendor coordination, and resolution tracking.
  • Hold vendors accountable for pricing, quality, and estimated completion dates; review completed work and drive rework when needed.
  • Partner with Property Coordinators, GMs, and listing teams on repair strategy, workflow, and repair-request resolution.
  • Provide vendor-performance feedback and help identify local and specialty-trade vendor partners.

Requirements

  • Hands-on experience in residential construction, renovation, fix-and-flip, SFR, property management, iBuying, general contracting, or a similar housing environment.
  • Strong knowledge of residential repair and renovation scopes, materials, trades, sequencing, and pricing.
  • Ability to develop practical, cost-effective repair solutions rather than relying solely on vendor recommendations.
  • Experience working directly with contractors and vendors, including negotiating bids and holding partners accountable.
  • Ability to make sound decisions with imperfect information and tight timelines.
  • Experience managing multiple active properties and competing priorities in a fast-moving environment.
  • Strong written and verbal communication skills, including the ability to explain construction issues to non-construction stakeholders.
  • Comfort collaborating with remote or offshore operational partners and providing clear direction.
  • Experience managing dispersed residential portfolios across multiple markets.
  • Experience with an SFR operator, iBuyer, institutional homebuyer, fix-and-flip organization, or residential renovation platform (preferred).

  • Base salary of $70,000 plus a variable performance bonus of up to $15,000.
