Description

  • Oversee the full operations of an affordable housing portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management functions.
  • Ensure compliance with Equal Housing Opportunity, Affirmative Fair Housing, LIHTC, Section 8, funding, contract, and reporting requirements.
  • Review files, perform physical and semi-annual inspections, and interact with regulatory agencies as needed.
  • Recruit, train, coach, develop, and manage on-site staff while addressing performance issues and supporting effective leadership.
  • Approve timesheets, salary requests, counseling statements, and evaluations in coordination with regional leadership and Human Resources.
  • Develop operating budgets and forecasts, monitor income and expenses, and recommend cost control and revenue improvement strategies.
  • Review vendor invoices, deposits, rent collections, contracts, and property closeout reporting for accuracy and timeliness.
  • Create and execute marketing plans and leasing strategies to drive occupancy, rent growth, and resident retention.
  • Handle resident concerns and complaints while maintaining strong customer service and community satisfaction.
  • Coordinate emergency response, maintenance, inspections, repairs, and rehabilitation activities to keep the property in good condition.

Requirements

  • Affordable housing experience, including LIHTC.
  • Prior experience as a Regional Manager.
  • High School Diploma or equivalent required; Bachelor’s degree preferred.
  • Four years of experience in the housing industry preferred, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required, with ability to use on-site software functions.
  • Basic knowledge of Fair Housing laws and OSHA requirements.
  • Ability to travel 25-50% of work time annually for property visits, conferences, training, or other business activities.
  • Experience with Section 8 policies and procedures preferred.
