Description

  • Collect and post rent and other charges in compliance with state and local requirements for each property.
  • Review scheduled billing on a monthly basis and complete related billing responsibilities.
  • Execute collections strategies to keep delinquency below 1%.
  • Monitor bad debt and use AI tools or third-party collections partners to support resident communication and collections efforts.
  • Prepare notices, contact residents and guarantors, and file evictions electronically when available.
  • Manage LEAP or comparable guarantor waiver accounts, file claims promptly, and track vendor payments.
  • Complete pre-close and AME checklists, monthly damage liability waiver insurance reconciliation, and quarterly inspection or move-out charge postings.
  • Prepare final move-out statements and quarterly notices in a timely manner.
  • Work closely with collections agencies and participate in recurring meetings with Regional and Property Managers to report financial performance.
  • Provide resident account support and resolve customer care issues through to completion.

Requirements

  • Previous experience in an Assistant Manager or Bookkeeper role in the property management industry.
  • 1+ year of experience using Entrata for leasing, accounting, or resident management functions.
  • Advanced proficiency in Excel, Outlook, and Word for reporting, data tracking, and professional communication.
  • Demonstrated ability to collaborate with team members and maintain positive resident relationships in a fast-paced environment.
  • Ability to create a respectful sense of urgency around rent collections.
  • Impeccable attention to detail and strong organizational skills.
  • Experience collecting delinquent rent and posting move-out charges.
  • Demonstrated ability to produce professional written communication with minimal errors and communicate effectively with residents and team members.
  • Experience resolving resident account issues or payment plans through effective negotiation.
  • High school diploma or equivalent.
