Description

  • Develop and execute real estate strategies covering portfolio planning, site selection, expansion, consolidation, and exits.
  • Lead site selection, broker engagement, property evaluations, and site visits for new locations.
  • Manage leasing activities, including negotiations, renewals, rent reviews, subleases, and terminations.
  • Oversee property acquisitions and dispositions from due diligence through closing.
  • Manage landlord, tenant, broker, local authority, planning body, and utility provider relationships.
  • Ensure properties comply with zoning, building, health and safety, environmental, and lease requirements.
  • Analyze market trends, comparable transactions, occupancy costs, and portfolio performance to identify opportunities.
  • Coordinate with Finance, Legal, HR, and Operations on space planning, workplace strategy, cost allocation, and continuity planning.
  • Prepare business cases and recommendations for senior leadership and the Board.
  • Maintain lease abstracts, critical date trackers, and portfolio documentation; support relocations, fit-outs, and utilization studies.

Requirements

  • At least 5 years of real estate development experience.
  • Strong commercial and financial acumen, including lease economics and capital planning.
  • Excellent negotiation, contract management, and stakeholder-influencing skills.
  • Strategic thinking combined with hands-on operational problem-solving ability.
  • Project management skills with the ability to manage multiple sites and priorities.
  • Working knowledge of real estate law, lease structures, and regulatory compliance.
  • Understanding of local and regional markets, valuation methods, and transaction structures.
  • Knowledge of building codes, health and safety regulations, and environmental standards.
  • Awareness of real estate risk management, including insurance, liability, and disaster recovery.
  • Bachelor’s degree in business, finance, real estate, or a related field, or equivalent experience preferred.

Benefits

  • Base salary of $153,000–$170,000 in San Francisco, New York City, and Seattle; $138,000–$162,000 elsewhere.
