Description

  • Oversee all phases of operations across a housing community portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management functions.
  • Screen, hire, train, coach, counsel, and develop on-site staff using company directives and training benchmarks.
  • Address performance issues, document actions appropriately, and coordinate with supervisors and HR on corrective action or termination when necessary.
  • Approve timesheets, salary increase requests, counseling statements, and written evaluations for site staff.
  • Develop operating budgets and forecasts, monitor income and expense performance, and recommend cost-control or revenue-improvement strategies.
  • Review vendor invoices, deposits, rent collections, contracts, and property closeout reporting for accuracy and timeliness.
  • Develop and execute marketing plans, leasing strategies, and resident retention programs to support occupancy and renewals.
  • Resolve resident complaints and support resident satisfaction through effective leasing and service follow-up.
  • Manage property inspections, service request turnaround, maintenance responsiveness, and repair completion to maintain property appearance and operations.
  • Respond to property emergencies and direct maintenance, construction, and rehabilitation activities to ensure timely, high-quality work.

Requirements

  • High school diploma or equivalent is required; bachelor’s degree is preferred.
  • Four years of experience in the housing industry, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification is preferred.
  • Basic computer skills are required, including the ability to understand and perform on-site software functions.
  • Basic knowledge of Fair Housing laws and OSHA requirements is required.
  • Ability to travel 25–50% of the work time annually for property visits, conferences, training sessions, or other business activities.
  • Ability to manage compliance with company policies and procedures, safety guidelines, fair housing guidelines, and liability concerns.
  • Experience overseeing personnel, financial, leasing, maintenance, and administrative operations is essential.
  • Ability to complete reports, budgets, reconciliations, and other documentation accurately and on time.
