Description

  • Oversee all operations across a housing community portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management functions.
  • Screen, hire, train, coach, and develop on-site staff using company directives and training benchmarks.
  • Address performance issues, document appropriately, coordinate with supervisors and HR, and manage terminations when necessary.
  • Approve timesheets and ensure payroll records, vacation, and sick time are accurate and properly documented.
  • Develop annual operating budgets and forecasts, and review income and expense variances against budget.
  • Monitor deposits, rent collections, vendor invoices, and property closeout activities to ensure accurate financial reporting.
  • Create yearly marketing plans, implement leasing strategies, and support rent generation and retention efforts.
  • Handle resident complaints, concerns, and requests while supporting resident satisfaction and retention programs.
  • Oversee administrative and leasing reporting to ensure accuracy and timely submission.
  • Monitor maintenance, repairs, inspections, make-ready work, and emergency response to maintain property condition and service quality.
  • Travel as needed for property visits, conferences, training sessions, and other business-related activities.

Requirements

  • High school diploma or equivalent required; bachelor’s degree preferred.
  • Four years of experience in the housing industry preferred, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred.
  • Basic computer skills required, including the ability to understand and perform on-site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements required.
  • Ability to work in a role that requires 25% to 50% annual travel.
  • This is a safety-sensitive position and may be subject to additional compliance requirements.
