Description

  • Oversee all phases of operations for a housing community portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management functions.
  • Screen, hire, train, coach, develop, and evaluate on-site staff using company directives and training benchmarks.
  • Address performance issues, document concerns, coordinate with supervisors and HR, and support termination actions when necessary.
  • Approve timesheets, review salary increase requests, and ensure counseling statements and evaluations are routed for review and filing.
  • Develop operating budgets and forecasts, monitor income and expense performance, and recommend cost control and revenue improvement strategies.
  • Track deposits, rent collections, vendor invoices, contracts, and property closeout reporting to ensure accuracy and timeliness.
  • Create marketing plans, guide leasing strategy, and support rent growth and occupancy goals.
  • Handle resident complaints, concerns, and retention efforts to improve resident satisfaction and renewals.
  • Ensure administrative, leasing, and maintenance reporting is accurate and submitted on time.
  • Inspect properties, monitor maintenance and emergency response, and direct repairs, make-readies, and rehabilitation work.

Requirements

  • High school diploma or equivalent required; bachelor’s degree preferred.
  • Four years of experience in the housing industry, or 1-2 years of related experience/training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required, including the ability to understand and perform on-site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements required.
  • Ability to travel 25-50% of work time annually for property visits, conferences, training sessions, or other business activities.
  • Ability to manage staffing, financial, leasing, maintenance, and compliance responsibilities across multiple properties.
  • Position is safety-sensitive and may be subject to additional compliance requirements.
