Description

  • Oversee the full operations of an affordable housing portfolio, including personnel, leasing, maintenance, financial, administrative, and risk management functions.
  • Ensure compliance with Equal Housing Opportunity, Affirmative Fair Housing, LIHTC, Section 8, and other regulatory and funding requirements.
  • Review files, conduct physical inspections, interact with regulatory agencies, and complete required semi-annual inspections.
  • Recruit, hire, train, coach, and develop on-site staff while addressing performance issues and enforcing company policies.
  • Approve timesheets, review counseling statements and evaluations, and coordinate personnel actions with regional leadership and HR.
  • Develop yearly operating budgets and forecasts, monitor expenses and income, and recommend cost-control and revenue-improvement strategies.
  • Review vendor invoices, contracts, deposits, and rent collections, and ensure accurate financial reporting and property closeout.
  • Create yearly marketing plans, implement leasing strategies, and support resident retention and satisfaction efforts.
  • Handle resident complaints and requests, and oversee lease-up, move-ins, follow-up, and documentation processes.
  • Manage maintenance responsiveness, property inspections, emergency response, and repair or rehabilitation activities to maintain property condition.

Requirements

  • Experience in affordable housing, including LIHTC.
  • Prior experience as a Regional Manager.
  • High school diploma or equivalent required; bachelor’s degree preferred.
  • Four years of experience in the housing industry, or one to two years of related experience/training, or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on-site software functions.
  • Basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • Must be able to travel 25-50% of work time annually.
  • This is a safety-sensitive position and may be subject to additional compliance requirements.
