Description

  • Develop and maintain detailed multi-scenario financial models for acquisition, renovation, lease-up, and disposition strategies.
  • Underwrite investment opportunities using DSCR, IRR, equity multiple, sensitivity, and breakeven analyses.
  • Research submarket trends, comparable rents and sales, demographics, and policy factors to support deal evaluation.
  • Synthesize market research into memos and deal packages.
  • Assist with LOIs, PSAs, closings, and transaction support through underwriting, document review, and data analysis.
  • Coordinate with brokers, lenders, attorneys, and consultants during due diligence and closing processes.
  • Review environmental, title, and zoning reports.
  • Prepare pitch decks, data rooms, and investor memos to support capital raising.
  • Respond to investor questions regarding underwriting assumptions.
  • Maintain databases of historical and pipeline deal metrics.

Requirements

  • 5–7+ years of experience in real estate finance, including development, acquisitions, underwriting, or private equity.
  • Advanced financial modeling skills in Excel or Google Sheets.
  • Proven track record underwriting value-add, adaptive reuse, or infill housing projects.
  • Strong understanding of capital stacks, waterfalls, IRR modeling, and debt scenarios.
  • Ability to interpret deal documents, leases, zoning reports, and lender term sheets.
  • Strong written and verbal communication skills.
  • Comfort working in an entrepreneurial, fast-paced environment.
  • Alignment with mission-driven, affordable-housing development.
  • Experience with acquisition and development projects in real estate investment and development.
  • Must be able to overlap with Pacific/Mountain Time in a remote role.
