Description

  • Maintain the physical condition of the property in accordance with Standard Operating Procedures, OSHA standards, and industry requirements.
  • Remove trash and debris from common areas on an ongoing basis.
  • Sweep curbs, parking areas, walkways, and stairways on schedule.
  • Maintain and repair loose stairwell treads and exterior lighting, including bulb replacement and inventory reporting.
  • Mow lawns, remove clippings, rake leaves, and care for landscaped areas.
  • Apply weed control and fertilizer, seed and water lawns, and install seasonal plantings, shrubs, trees, decorative rock, and water features.
  • Trim and prune trees and shrubs as directed.
  • Maintain, adjust, and repair irrigation systems, fountains, and pool equipment as needed.
  • Clean and service the pool, spa, and other common area facilities such as club rooms, restrooms, laundry rooms, and parking areas.
  • Support snow and ice removal, pressure washing, drainage clearing, and other general maintenance or moving tasks as needed.
  • Follow emergency procedures, safety practices, property policies, and maintain a professional uniform and appearance.

Requirements

  • High school diploma, GED, or trade school diploma.
  • At least 1 year of experience in lawn or grounds maintenance, or an equivalent combination of education and experience.
  • Ability to read instructions and document labor and materials efficiently.
  • Certified Pool Operator (CPO) certification preferred.
  • Record of punctuality and dependability.
  • Ability to work under deadline pressure and maintain schedule flexibility for after-hours and weekend emergencies.
  • Sensitivity to diverse resident and employee populations and adherence to non-harassment and inclusion policies.
  • Valid driver’s license.
