Description

  • Monitor the Austin-area MLS daily to identify properties that fit the buy box and emerging opportunities.
  • Track price reductions, stale listings, and potentially mispriced or undervalued properties.
  • Review inbound opportunities from agents, wholesalers, and off-market sources and classify them as Pass, Keep, or Escalate.
  • Gather, validate, and analyze property, comparable, rental, and market data for underwriting.
  • Build and maintain pro formas, calculate MAO and ARV, and evaluate projected cash-on-cash returns.
  • Assess multiple exit strategies, including flip, BRRRR, long-term hold, ADU/DADU, and condo exit.
  • Continuously refine underwriting as new information becomes available and deliver investment-ready recommendations.
  • Coordinate walkthroughs, inspections, photos, videos, and property condition reports for promising deals.
  • Maintain structured, version-controlled deal tracking systems and improve templates for efficiency and accuracy.
  • Serve as the first point of contact for inbound opportunities and communicate quickly and professionally with agents and wholesalers.

Requirements

  • 3+ years of hands-on U.S. real estate underwriting experience focused on single-family and small multifamily value-add deals.
  • Proven ability to independently classify deals as Pass, Keep, or Escalate.
  • Strong understanding of ARV analysis, comparable sales, investor buy boxes, and pro forma modeling.
  • Advanced proficiency in Google Sheets or Excel.
  • Strong understanding of U.S. residential real estate financing structures and terminology.
  • Ability to identify missing data and independently move deals from intake through underwriting completion.
  • Strong analytical thinking and attention to detail.
  • Must be located in the United States and able to work in alignment with U.S. Central Time hours.
  • Comfort with video calls and real-time collaboration.
  • Preferred: submit a short introduction video and a 1–2 page residential property case study analysis with MAO, cash-on-cash return, missing data, and a Pass/Keep/Escalate recommendation.
