Description

  • Monitor the Austin-area MLS daily to identify properties within the team’s buy box and track pricing trends.
  • Maintain a watchlist of overpriced properties, price reductions, and other market changes that may create opportunities.
  • Review inbound opportunities from agents, wholesalers, and other sources, then classify them as Pass, Keep, or Escalate.
  • Gather property, comparable, rental, and market data, identify information gaps, and update underwriting as new data arrives.
  • Build and maintain deal pro formas, calculate MAO and cash-on-cash return, and evaluate multiple exit strategies.
  • Present clear investment recommendations with supporting rationale for each deal.
  • Coordinate property walkthroughs, inspections, photos, videos, and property condition reports with the Acquisitions Lead.
  • Maintain organized, version-controlled deal files and tracking systems across Google Sheets, Smartsheet, Dropbox, and MLS.
  • Serve as the first point of contact for inbound deals and communicate promptly and professionally with agents and wholesalers.
  • Prepare complete deal packages for ownership review while deferring negotiations and offer discussions to the Acquisitions Lead.

Requirements

  • 3+ years of hands-on US real estate underwriting experience, with a focus on single-family and small multifamily value-add deals.
  • Proven ability to independently make Pass/Keep/Escalate recommendations.
  • Strong understanding of ARV analysis, comps, investor buy boxes, pro formas, and deal math.
  • Advanced proficiency with Google Sheets or Excel.
  • Strong understanding of US residential real estate financing structures and terminology.
  • Ability to identify missing data, flag non-viable deals, and drive deals from lead to final analysis independently.
  • Experience using MLS, Google Sheets, Smartsheet, Dropbox, Google Drive, Zillow, Redfin, county records, and other real estate research platforms as needed.
  • Comfort working full-time, remotely, in PH time, in a fast-paced and high-accountability environment.
