Description

  • Assist with property transitions, takeover processes, due diligence, and post-transition stabilization.
  • Serve as a transition lead and liaison between client, corporate teams, managers, and owners.
  • Provide onsite operational support during takeovers, including the initial three weeks after transition.
  • Act as primary property manager in the absence of a Property Manager or Assistant Manager and fill open positions as needed.
  • Supervise onsite staff and oversee daily property operations.
  • Manage accounts receivable, accounts payable, resident charges, evictions, invoices, and security deposits.
  • Support leasing, marketing, resident relations, and occupancy goals.
  • Interview candidates, assist with onboarding and orientation, and support staff training and scheduling.
  • Handle resident emergencies, complaints, and issue resolution in a professional manner.
  • Oversee maintenance coordination, property inspections, service requests, key control, and repair scheduling.
  • Prepare and submit reporting, payroll, leases, compliance records, and other administrative documentation.

Requirements

  • Minimum 1 year of experience in a Property Manager role.
  • High school diploma or equivalent required; bachelor's degree preferred.
  • Ability to travel up to 90% of the time, including air travel.
  • Ability to commit to 2-4 consecutive weeks of travel during student property turnover periods.
  • Internal candidates must be in active good standing with at least 12 months of continuous employment.
  • Valid driver's license, active auto insurance, and access to a reliable personal vehicle are required.
  • Must be at least 25 years old to meet car rental requirements.
  • Professional-level reading, writing, and communication skills in English.
  • Basic computer proficiency, including experience with Micro Entrata preferred.
  • Basic math proficiency for rent, budget, and reporting calculations.
  • Experience in marketing and/or leasing activities such as lead follow-up, tours, or lease execution.
  • Ability to communicate professionally with residents, vendors, team members, and other stakeholders.
  • Strong organizational skills with the ability to manage multiple properties, deadlines, and reporting requirements.
  • Willingness to relocate temporarily or travel weekly, with base residency and travel costs discussed during the interview process.
  • Ability to work a flexible schedule, including evenings and weekends as required.
