Description

  • Develop and maintain detailed financial models for acquisition and development opportunities, including multi-scenario and investor-facing analyses.
  • Underwrite acquisition, renovation, lease-up, and disposition strategies for potential deals.
  • Perform DSCR, IRR, equity multiple, sensitivity, and breakeven analyses to evaluate investment returns and risk.
  • Research submarket trends, comparable rents and sales, demographics, and policy factors, then synthesize findings into memos and deal packages.
  • Support due diligence and transaction execution by assisting with LOIs, PSAs, closings, document review, and data analysis.
  • Coordinate with brokers, lenders, attorneys, and consultants throughout the deal process.
  • Review environmental, title, and zoning reports as part of transaction support.
  • Prepare pitch decks, data rooms, and investor memos to support capital-raising efforts.
  • Respond to investor questions regarding underwriting assumptions and maintain historical and pipeline deal metrics databases.
  • Work closely with the Founder on deal sourcing and investment analysis.

Requirements

  • 5–7+ years of experience in real estate finance, including development, acquisitions, underwriting, or private equity.
  • Advanced financial modeling skills in Excel or Google Sheets.
  • Proven experience underwriting value-add, adaptive reuse, or infill housing projects.
  • Strong understanding of capital stacks, waterfalls, IRR modeling, and debt scenarios.
  • Ability to interpret deal documents, leases, zoning reports, and lender term sheets.
  • Strong written and verbal communication skills.
  • Comfort working in an entrepreneurial, fast-paced environment.
  • Alignment with mission-driven affordable-housing development.
  • Experience with capital raising or investor materials is preferred.
