Description

  • Conduct on-site Property Condition Assessments (PCAs) and Phase I Environmental Site Assessments (ESAs) across multiple property types.
  • Evaluate building systems, including structural components, building envelope, roofing, MEP, fire/life safety, and site improvements.
  • Identify environmental conditions and potential risks such as RECs, HRECs, and CRECs during site reconnaissance.
  • Review property records, regulatory data, maintenance history, and capital plans to support assessments.
  • Interview property managers, owners, and site personnel to gather operational and condition history.
  • Document site conditions with photographs, field notes, and technical observations.
  • Prepare or support PCA and ESA reports that meet client, lender, and agency requirements.
  • Develop Immediate Repair Needs (IRNs), Replacement Reserve estimates, and multi-year CapEx tables.
  • Participate in internal QA/QC review processes and contribute to final deliverables.
  • Coordinate schedules, site access, and project requirements with internal teams and collaborate with specialist staff.

Requirements

  • Bachelor’s degree in Engineering, Architecture, Environmental Science, Geology, Construction Management, or a related field, or equivalent combination of education and experience.
  • 2–5 years of experience in commercial building assessments, environmental due diligence, construction, or a related field.
  • Experience performing multifamily property inspections.
  • Experience performing or supporting PCA and/or Phase I ESA assignments.
  • Demonstrated experience preparing or contributing to PCA, BCA, FCA, and/or Phase I ESA reports.
  • Ability to perform fieldwork in varying conditions, including roof access, crawlspaces, ladders, and mechanical rooms.
  • Strong written and verbal communication skills with the ability to turn field observations into client-ready findings.
  • Proficiency in Microsoft 365 tools, including Outlook, Excel, SharePoint, and Teams.
  • Ability to manage multiple assignments independently with limited supervision.
  • Ability to travel 50–75%, including overnight and multi-day site visits; valid driver’s license required.
  • Understanding of building systems, life expectancies, repair/replacement strategies, and capital planning inputs.
  • Familiarity with ASTM E1527 Phase I ESA requirements, REC identification, ICC Codes, NEC, and applicable life safety standards such as NFPA 72.
  • Preferred experience with transaction-based due diligence for lenders or investors.
  • Preferred experience with Quire technical report writing software and project management tools such as Asana.
  • Preferred technical certifications, training, or coursework such as EIT, OSHA, HAZWOPER, BCxP, or CEM.
  • Ability to meet or progress toward Environmental Professional (EP) qualifications under 40 CFR § 312.10.
