Description

  • Conduct on-site Property Condition Assessments (PCAs) and Phase I Environmental Site Assessments (ESAs) across multiple property types.
  • Perform field evaluations in accordance with ASTM E2018-24 and ASTM E1527 standards.
  • Evaluate building systems, including structure, envelope, roofing, MEP, fire and life safety, and site improvements.
  • Identify environmental conditions and potential risks, including Recognized Environmental Conditions (RECs).
  • Document site conditions with photographs, field notes, and clear technical observations.
  • Review property records, maintenance documentation, capital plans, environmental reports, and regulatory data.
  • Interview property managers, owners, and site personnel to gather operational and condition history.
  • Prepare or support PCA and ESA reports and contribute to IRN and replacement reserve cost estimates.
  • Participate in internal QA/QC review processes.
  • Coordinate with project management, scheduling, and technical specialists to manage assignments and deliverables.

Requirements

  • Bachelor’s degree in Engineering, Architecture, Environmental Science, Geology, Construction Management, or a related field, or equivalent combination of education and experience.
  • 2–5 years of experience in commercial building assessments, environmental due diligence, construction, or a related field.
  • Experience performing multifamily property inspections.
  • Experience performing or supporting PCA and/or Phase I ESA assignments.
  • Demonstrated experience preparing or contributing to PCA, BCA, FCA, and/or Phase I ESA reports.
  • Strong written and verbal communication skills with the ability to produce client-ready findings.
  • Proficiency in Microsoft 365 tools, including Outlook, Excel, SharePoint, and Teams.
  • Ability to manage multiple assignments independently with limited supervision.
  • Ability to travel up to 50–75%, including overnight and multi-day site visits.
  • Valid driver’s license required.
  • Comfort performing fieldwork in roofs, crawlspaces, ladders, mechanical rooms, and other varied environments.
  • Working knowledge of building systems, life expectancy, repair/replacement strategies, and capital planning inputs.
  • Familiarity with environmental due diligence processes, ASTM E1527 requirements, and REC identification.
  • Familiarity with ICC codes, NEC, and applicable life safety systems such as NFPA 72, with ability to interpret local variations.
  • Preferred experience with Quire technical report writing software and project management tools such as Asana.
  • Preferred technical certifications or training such as EIT, OSHA, HAZWOPER, BCxP, or CEM.
  • Ability to meet or progress toward Environmental Professional (EP) qualifications under 40 CFR § 312.10.
