Description

  • Lead and support site entitlement efforts, including zoning, platting, land use approvals, and other local governmental approvals.
  • Serve as the primary point of contact with municipalities, counties, city councils, county commissioners, and other public officials.
  • Build and maintain relationships with mayors, city managers, county judges, and municipal and county staff.
  • Prepare and deliver presentations to public bodies, planning boards, and elected officials.
  • Identify, evaluate, and secure permits needed for site development, including building and entrance/access permits.
  • Coordinate with utility providers to confirm capacity, service availability, and extension requirements for prospective sites.
  • Support land acquisition by sourcing sites, negotiating with landowners, and structuring purchase and option agreements.
  • Manage real estate development basics including contracts, title work, closing, and escalation of due diligence or claim issues.
  • Communicate project status, risks, and timelines to internal leadership, legal, engineering, and construction teams.
  • Travel locally and regionally within Texas for site visits, public meetings, and landowner negotiations.

Requirements

  • Experience in real estate development with direct involvement in at least one completed project from acquisition through entitlement, or equivalent experience as a landman.
  • Demonstrated experience entitling property and working directly with municipalities, city councils, county commissioners, or other public officials.
  • Comfort presenting to public bodies, boards, and internal leadership.
  • Working understanding of Texas oil, gas, and mineral rights and their impact on real estate transactions.
  • Basic understanding of real estate purchase contracts, title, and the closing process.
  • Experience negotiating with landowners or sellers in a land acquisition context.
  • Strong written and verbal communication skills.
  • Willingness and genuine interest in learning the fundamentals of data center development.
  • Valid driver's license and ability to travel locally and regionally as needed.
  • Commercial real estate development experience is strongly preferred over residential; utility, building, or entrance permit experience, West Texas municipal relationships, claims-handling experience, and energy/land/infrastructure background are preferred.
