Description

  • Prepare monthly and quarterly variance-to-budget analyses and explain performance drivers across the portfolio.
  • Maintain and enhance market comparables and track submarket rent, occupancy, and concession data.
  • Partner with Property Management to identify performance gaps, validate budget assumptions, and track corrective action plans.
  • Build and maintain Excel models and reporting tools for budget-versus-actual tracking, trend analysis, and portfolio rollups.
  • Extract and analyze property management system data, including Yardi or similar platforms, for recurring and ad hoc reporting.
  • Analyze underwriting budgets and operating assumptions for multifamily assets during acquisition and hold periods.
  • Support investment reporting materials, including memos, return analysis, and scenario modeling.
  • Assist with due diligence by reviewing third-party reports and financial data.
  • Support the annual budgeting process by building, modeling, and stress-testing property-level operating budgets.
  • Support investor reporting, hold/sell analyses, refinancing efforts, and business plan updates.
  • Use AI tools and internal process improvements to streamline analysis, automate recurring work, and improve data quality.

Requirements

  • Bachelor's degree in Finance, Economics, Accounting, Business, or a related field.
  • 1-4 years of experience in multifamily or commercial real estate, such as asset management, property accounting, acquisitions, FP&A, or valuation/appraisal.
  • Strong financial modeling skills in Excel, including the ability to build and audit models.
  • Familiarity with multifamily operating statements and key metrics, including NOI, economic occupancy, trade-outs, and expense ratios.
  • Exposure to AI tools for investment workflows is preferred.
  • Experience with Yardi, RealPage, Entrata, or comparable property management systems is preferred.
